Are International Investors okay?

Yes!  Waterfront holds value more than most any other property type!

Why be stuck living or vacationing in town where it's gray and rainy most of the time when you can have a very close vacation/investment property with 300+ days of sunshine?

How do I know this a great deal?

Compare over 5 acres w/ a view and 440 feet of private waterfront, 3 new buildings (and your future newly built house to other sales) and it would seem instant equity is in your future. LESSER properties with older houses are selling for well over $1 million. Up to you what level of house you build depending on if you want to keep/sell.  Recent close by half acre waterfront lot sales w/ tough winter access just sold for @$100k, so 10x the land for not even close to 10x the cost means a good chance of instant equity!

What is the property layout?

It's a three level layout. Upper tier is right off Westside road and this is where the main house would go for the views.  Then private access road down to 3 existing very well built storage buildings and a large private open area on 2nd tier w/ room for more.  The bottom level is on the river (30 feet below buildings down trails) and is extremely private and follows along the Yakima River across from National Forest and a few miles from Suncadia areas.

This is a TRUE one-of-a-kind property and they rarely are for sale. It is now complete and ready for you to enjoy and build your dream house some day!

Are there HOA dues?

NO HOA DUES! At other local neighborhoods, HOA dues may range from $50 and up towards $1000 per month.

What activities are close by?

Too many to list. Amazing easy river rafting right up to your property.  30-90 minute float trips whenever you want.  The fishing it even better. Fishing guides bring their clients to your stretch of water! 

Hiking, ATV's, Snowmobiles, Boating, Golfing, Swimming, Gold Panning, Skiing and more!

Is there year round access?

Yes!  2 main roads right off of I-90 and you are home!  Even though you can snowmobile right from your place to the new state snowmobile park right up the street, a normal car is fine.

FAQ's

Lot lines are wrong online?

Yes. Deed map shows actual layout and distances in feet which shows the actual much larger accurate layout.  Basically, there is just over 100 feet missing on the GIS info site and everyone is pulling the incorrect info until it is coded correctly. Only affects the online maps and whatnot but you can get fixed if you want.  I've edited a picture of the property showing the lot lines much more accurately.  You can see the pictures in the in Misc Pic section.  There is a metal spike into the cement next to the basketball hoop and the other markers are pretty close to accurate everywhere.  The road off of Westside is on your land and so is shared cement driveway neighbor uses.  You can choose to build nice gate setup or not.  You get the call since on your land!

Is the real estate trend going up?

There are no guarantees, but real estate and specifically waterfront larger lots like this have a track record of rarely dropping in value.  The fact that this area is just now becoming the hottest vacation market in the state obviously can't hurt.  Verify your own impressions of the market and all of the details of this specific property and make your own decisions based on what you discover.  


Look for waterfront  in the with YEAR ROUND access to the main house like this AND views and waterfront.  Good luck!

Where is it in relation to Suncadia, Tumble Creek, Roslyn, Trailside and Cle Elum?

Right smack dab in the middle!  Just on opposite side of river from Suncadia/Tumble Creek and Roslyn about 10-15 minutes.  Only 3 minutes from Trailside community on the same road and about 10 minutes to Cle Elum city.  You are in the heart of the action!  Map shows this in Misc Pic section.

I saw they were doing roadwork on I-90?

Yes, that is GREAT news!  They are halfway done already with doubling the size of I-90 on this side of the pass.  This has already greatly reduced drive time and they haven't even opened up the new expansion completely. It only gets better/faster in the very near future.

What's the skiing/snowboarding like?

Close and fun!  Only 30 minutes or so from Snoqualmie pass, Alpental and Ski Acres. Or can wrap around through Leavenworth Bavarian Village and go to Stevens Pass which is 1.5 hours away or so.  East is Mission Ridge if you continue to Chelan area.

Great Question!  Career change makes it the right choice for my fiancé and I so we can start the next stage of our lives.

Is area around property nice?

Area is booming and arguably the top vacation market in Washington currently. There is so much to do and so much to see and companies are moving in to take advantage of the vacation market.  This property is 5 acres, has 440 feet of pristine private riverfront, epic views for miles and is centrally located right in the middle of all activities.  What's not to love?

How private is it?

Private!  Unlike many communities, where you really cannot escape from your neighbors, here you can. Once you go down to your middle area and the river, you are alone with nature. You can play your music as loud as you want and nobody is around to complain!  

It's hard to even explain and do it justice.  

Is it far from Seattle/Bellevue?

NO! 60 minutes or so from Bellevue area and you are here!  It's amazing that you can take an hour drive and find 300 days of sunshine just out of Seattle.  It makes it extremely easy to vacation at the property every weekend if you want with its close proximity to Seattle, Bellevue and Tacoma.

Does it flood ever?

Water level is controlled by a dam upriver.  Even if dam fails, water still wouldn't get to the upper levels of the property so you can put any worries aside!  

Is there golf close by?

Very close.  There are 4 or more golf courses all within a few minutes only.  Note:  You can even join Suncadia Golf Club for LESS than if you lived at Suncadia!  Get the benefits but not the crowds or HOA dues even.

Is there electricity/water/internet?

Yes! Well already installed and Electricity runs right up to the top edge of the property for easy hookup to any new house when built.  2 of the 3 cabins down by the river have professionally installed generator wired power with built in beautiful lighting.  Water is through a private well shared with the neighbor and a nice "well" house (on your land even) is already installed and working on the level where your new home would go!  Internet using my phone has no issues.  (I have tried Verizon and Comcast so far with zero issues streaming Amazon/Neflix/etc to the TV outside on the middle level.)
